Anatolia Units 1, 2 and 4 Master Association is governed by a set of established Conditions, Covenants and Restrictions (CC&Rs). A full copy of the CC&Rs is available on the HOA Documents page of this website.

Please note that as outlined in the Declaration of CC&Rs all exterior modifications to your property, including landscaping modifications, require prior written approval from the Architectural Control Committee (ACC). You can learn more about this process and download the required application from the Architectural Control Committee page of this website.

The Compliance Team is also responsible for coordinating the activities of the Architectural Control Committee (ACC) and for assisting Members through the review and approval process. The Compliance Team is ready to assist you and are trained to make this process go as smoothly as possible.

As a rule of thumb, any changes that you make to the exterior of your home, front yard, or backyard structures above the fence line, must be approved by the ACC.

HOW TO REPORT A CC&R VIOLATION

Although our community has inspectors to enforce the rules and regulations, we ask that all residents help keep Anatolia beautiful by reporting violations. If you observed a property in violation of the CC&Rs you can report the violation by completing a Homeowner Written Complaint and submitting it to our Compliance Manager.

There are two ways to submit the form:

  1. Download the form HERE and email it to dylan@anatoliahoa.org OR

  2. Complete the online form then click submit to send the form directly to the Compliance Manager

When possible, please submit a photo of the violation to the Compliance Manager after submitting the form.


NOTICES FROM THE COMPLIANCE TEAM

Homeowners will be given the opportunity to correct a violation through a series of up to three letters; (1) Courtesy Notice, (2) Notice Reminder, and (3) Hearing Invitation. However, this format may not be followed for all violations as some require immediate action (i.e. health and safety, environmental, architectural).

Working through the compliance process has its challenges with communication for the Homeowner who incurs the violation(s) and the neighbor(s) who watches the process run its course. While continuing with our traditional methods of compliance, Management would like to introduce violation tags (stickers). This will not change the current process, just an additional layer of communication. Click here to see example violation tags.


COMPLIANCE FINE POLICY

On March 18, 2021, the Board of Directors adopted a Compliance Fine Policy which will serve as a guide to the Board in establishing reasonable fines and/or penalties for non-compliance with the Association's governing documents, in addition to all other remedies the Association may have for obtaining compliance or recouping the Association's costs. Assessment of fines are approved by the HOA Board and can be assessed weekly depending upon the violation and time left outstanding. Safety violations are hazardous and thereby exempt from limits. This Compliance Fine Policy will continue in force until changed by action of the Board of Directors.
